The trustee shall:

- Trustee: A person or institution holding and administering property in trust.
1. Take possession of the premises.
2. Pay, to the extent funds are available, all utilities, taxes, insurance, and expenses of maintenance and operation.
3. Receive the rentals from tenants.
4. Remove tenants for nonpayment of rent or for any other cause permissible by law.
5. Rent premises.
