In the event of the sale of abandoned or repossessed property, the park owner shall, after payment of all outstanding rent, fees, costs, and expenses to the community, and payment in priority order to lienholders, including providers of any utility services, pay any remaining balance to the title holder of the abandoned or repossessed property. If the tenant cannot be found through a diligent inquiry after 90 days, then the funds shall be forfeited. As used in this Section, “diligent inquiry” means sending a notice by certified mail to the last known address.
     An action by a park owner involving an abandoned manufactured home and any household goods or other personal property in the abandoned manufactured home following an eviction shall comply with the Abandoned Mobile Home Act. For a repossessed manufactured home, a park owner shall comply with subsection (g) of § 10.1 of the Abandoned Mobile Home Act regarding any household goods or other personal property in the repossessed manufactured home.
