Sec. 197.7. “Security interest”, for purposes of sections 119, 148, 151.2, 151.3, and 151.4 of this chapter, IC 13-23-13-14, IC 13-24-1-10, and IC 13-25-4-8.2, includes:
(A) mortgage;
(1) a right under a:

- Deed: The legal instrument used to transfer title in real property from one person to another.
- Judgment: means all final orders, decrees, and determinations in an action and all orders upon which executions may issue. See Indiana Code 1-1-4-5
- Lease: A contract transferring the use of property or occupancy of land, space, structures, or equipment in consideration of a payment (e.g., rent). Source: OCC
- Lien: A claim against real or personal property in satisfaction of a debt.
- Mortgage: The written agreement pledging property to a creditor as collateral for a loan.
- Obligation: An order placed, contract awarded, service received, or similar transaction during a given period that will require payments during the same or a future period.
(B) deed of trust;
(C) assignment;
(D) judgment lien;
(E) pledge;
(F) security agreement;
(G) factoring agreement; or
(H) lease; and
(2) any other right accruing to a person to secure:
(A) the repayment of money;
(B) the performance of a duty; or
(C) any other obligation;
by a nonaffiliated person.
