As used in this part:
(1) “Claimant” means a person who files a notice.

- Claimant: means a person who files a notice. See Utah Code 78B-6-1302
- Damages: Money paid by defendants to successful plaintiffs in civil cases to compensate the plaintiffs for their injuries.
- Notice: means a notice of the pendency of an action filed under Section
78B-6-1303 . See Utah Code 78B-6-1302 - Person: means :(24)(a) an individual;(24)(b) an association;(24)(c) an institution;(24)(d) a corporation;(24)(e) a company;(24)(f) a trust;(24)(g) a limited liability company;(24)(h) a partnership;(24)(i) a political subdivision;(24)(j) a government office, department, division, bureau, or other body of government; and(24)(k) any other organization or entity. See Utah Code 68-3-12.5(2) “Guarantee” means an agreement by a claimant to pay an amount of damages:(2)(a) specified by the court;(2)(b) suffered as a result of the maintenance of a notice;(2)(c) to a person with an interest in the real property that is the subject of the notice; and(2)(d) if the requirements of Subsection
78B-6-1304(5) are met.(3) “Notice” means a notice of the pendency of an action filed under Section78B-6-1303 .
